A family in this town sat down to ask who should handle their probate matter. We ran that exact question. Nine results came back. The firm was in none of them. Not its website, not its office in that town, not its second office in the next town over.

An established real estate firm, decades in the Lowcountry, with a probate practice and two physical offices in neighboring towns outside Charleston. Closings, refinances, title, probate. Long relationships with agents and lenders. When it asked for the Pre-Audit, it named six towns it wants work from.
We ran the snapshot in September 2026. It starts with the question a family would ask.
The test almost no one runs
We asked for the best probate attorney in the town where the firm's main office sits. Back came five directory pages and three firm-owned probate pages. One firm down the road appeared with a dedicated probate page and a dedicated closing page, both presented as pages for that town. This firm did not appear. Its name did not appear in any result text.
Then we asked for the best real estate closing attorney in the same town. Five firms came back on their own domains. This firm's name showed up exactly once, fourth inside a Yelp roster of local real estate lawyers. Never on a page it owns. Never for probate at all.
The firm has a real office in that town. In the results, it does not exist. The family sees the competitor's page, the competitor's phone number and the competitor's intake form. The firm never knows the call happened.
Two offices, and to a machine, no location
The firm's organization structured data, the block AI engines read to decide who a business is and where it operates, carried a name and one phone number. The address field was empty. The profile-links field was empty. A fourth structured-data block on the homepage was invalid outright and could not be read at all.
Meanwhile, five different phone numbers appeared in the homepage text.
An AI assistant asked "is there a probate attorney with an office in this town?" has no address from the firm to answer with, and no single number it trusts. It names a firm it can verify instead. That is lost calls you can't count.
The wrong towns in the title
The homepage title says "real estate attorneys" and the firm's name. The homepage description says the firm wants to be the go-to choice in the big city and its wealthiest neighbor. The six towns the firm named for us appear in neither. The word probate appears in neither.
The probate page, the money page for half of what the firm asked us about, is titled for the big city, and every heading on it says the big city. The two office towns show up on that page only in the footer address block and one boilerplate "cities we serve" sentence. The page's own last-modified stamp read October 2023.
Every closing and every probate matter in those towns that starts with a search goes to a firm that said the town's name out loud. On a probate matter worth a few thousand dollars in fees, that is a five-figure year, quietly, with no evidence it ever happened.
Competing with itself
The firm's own menu ships two competing addresses for the same service, twice over. Two different pages both labeled for refinances. Two different pages both labeled for manufactured and mobile homes. Two pages competing for the same client question means neither one wins it, and the authority the firm earned gets cut in half. Separately, 22 of the 90 images on the homepage had no alt text.
One fix, on the house
Every Pre-Audit includes one fix we hand over free. Here it was a typo, and it had been there a while. The main headline under the hero had two words run together into one. - Directional — strongly supported, not laboratory-proven. That the missing address data and the city-mismatched pages are why a two-office firm earns no town-level answers. That a town-named probate page for each office, plus complete organization data with both addresses, is the highest-leverage move.
- Pending — waits for the full audit. Whether the two offices are sending matching, corroborating location signals from the places engines cross-check, such as the business profiles and the major citation sources.
